Exterior house painting in Tampa
An exterior repaint in Tampa is a wash, a repair job and a paint job in that order. Skip the first two and the new coat peels in a couple of summers. Done right, a stucco house should go eight to ten years between repaints.
Time to repaint
- Color has faded and the surface chalks when you rub it
- Hairline cracks across the stucco
- Peeling or bubbling paint, usually near the ground or under windows
- Mildew streaks on north and shaded walls
- The HOA sent a letter
- Caulk around windows and doors has split
What we paint outside
Stucco and block
The majority of Tampa homes. Washed, patched and painted with acrylic or elastomeric depending on the condition.
Siding
Fiber cement, wood and vinyl-safe paint for the homes that have it.
Trim, fascia and soffits
The parts that peel first because they take the most sun and water.
Doors, shutters and garage doors
Enamel finishes for the pieces that get touched and seen most.
Lanais and pool cages
Lanai ceilings, columns and the walls under the screen enclosure.
Fences and decks
Staining and painting for wood that spends all year in the weather.
How an exterior job goes
- Walkthrough and quote. Every wall is checked for cracks, soft stucco, failed caulk and mildew. The quote lists the repairs along with the paint.
- Wash. Pressure washing with a mildew treatment, then a day or two to dry.
- Repair and prep. Cracks filled with elastomeric patch, stucco repaired, caulk cut out and replaced, bare spots primed.
- Paint. Two coats of exterior acrylic, sprayed and back-rolled on stucco so it fills the texture. Trim, fascia and doors finished by hand.
- Walkthrough. You walk the house with the painter, and anything missed gets touched up before the crew leaves.
What affects the price
- Size of the house and how many stories. Two-story homes need more ladder and lift work.
- Condition of the stucco. Hairline cracks are routine; open cracks and soft spots are repairs. See stucco repair.
- Body color only, or body plus trim, doors and shutters.
- Standard acrylic versus elastomeric coating.
- Access around pools, screen enclosures and landscaping.

Exterior paint and the Tampa climate
UV is the main enemy. Tampa gets strong sun most days of the year, and it breaks down the binder in paint until the surface turns to chalk and the color washes out. Dark colors fade fastest and run hottest on block walls. Then there's the rainy season: from June into September it storms most afternoons, and any crack or failed caulk lets water in behind the paint, which is where bubbling and peeling start.
The practical answer is a dry-season schedule when possible, a real wash and mildew kill first, elastomeric patching on cracks, and a quality 100 percent acrylic exterior paint. If you're in an HOA, most Tampa Bay communities require color approval before exterior work, and it's worth submitting early.
Common questions
How often should a Florida house be repainted?
Every seven to ten years for a stucco home with a good paint job, sooner for dark colors or homes near the water.
Can you paint in the summer?
Yes, but the schedule works around afternoon storms, and a wall has to be dry before it's painted. October through May is easier.
Should I use elastomeric paint?
On stucco with a lot of hairline cracking, elastomeric bridges the cracks and sheds water well. On sound stucco, a good acrylic is usually the better choice because it breathes. The painter will recommend based on the wall.
Do you handle HOA approval?
You submit it, but the painter provides the color codes and product information the HOA asks for and can help you pick from an approved palette.
